Simple Tips That Can Help You With Commercial Real Estate | Eric ...

Many times there is even a greater chance for consistent profit in commercial real estate over residential investments. Finding appropriate commercial real estate opportunities is more challenging than finding residential opportunities. Therefore, the following tips will make it easier for you to get good deals in commercial real estate.

If you are considering more than one property, be sure to obtain a checklist for the tour site. Take the first round proposal responses, but do not go any further than that without letting the property owners know. It will likely be to your advantage to informally mention that you are looking at more than one property. This may ensure that you get a much more viable deal.

Try to decrease potential events of defaults before negotiating a lease. This will greatly lessen the likelihood that the tenant might default. This is something you want to avoid.

TIP! If your real estate deal includes inspections (and it always should), make sure to ask to see the credentials of all of the inspectors. Those who work in pest removal should be inspected closely, as they are often not accredited.

Purchase property that has more units. Having more units allows you to get more money per unit, and thus spread that investment elsewhere. Some investors won?t even visit a property with less than 10 units, and many reach far larger than that.

Commercial property dealings are exponentially more complicated and time intensive than buying a residential home is. However, all of this is required because it facilitates higher returns on your investments.

Learn all things from the firm you?re dealing with including how they measure results. Learn how they determine how much space is needed, the property selection criteria, the negotiation methods, and other details that can affect you. Understanding where they stand in regards to these things before you sign with this company will be a wise decision.

TIP! Use of a digital camera is a simple and effective strategy. In the ?before? photos, especially, make sure that the pictures clearly show defects such as stains on the carpet, discolorations in the tub and sink, and holes in the walls.

Look for the opportunity to buy something big. When you buy property with a bunch of units you create potential for yourself to make more of a profit, and you can actually manage all of those units as a whole as well, which makes things easier for you.

Add a blog to your website to develop your good reputation. You will then have a better chance of locating people who want to purchase your properties or lease space from you.

Square Footage

TIP! As you set into motion a commercial real estate deal, you should remember that there is a great deal of power in your relationships with potential investors and lenders. Because properties may be sold without ever being listed, you increase your chances of becoming part of these opportunities if you have networked with the appropriate people.

Be sure about the correct square footage available. There are two different ways to measure square footage for commercial properties. The first is usable square feet, while the second measurement is total square feet, which often includes unusable areas and walls. Find out what the square footage of the property you are interested in, is measured.

Some people consider small apartment complexes more difficult to manage than larger complexes. So if you are planning on investing in commercial apartment properties, experts recommend to avoid property that is under ten units. Try to research your situation, and make the best decision for yourself.

In order to make sure that you are in prime position to grab that perfect location, gather multiple business partners who are capable of contributing. Come up with a contract where you have to pay back the loans either with a fixed rate of interest, or via a certain percentage of the property income.

TIP! If you are planning to rent your commercial properties once you purchase them, opt for solidly constructed buildings that are simple in their design. Tenants will be more likely to rent space in this type of building, as it looks taken care of.

Before you enter the market, do your best to make a mark online and establish your presence. Start by having a website designed, and create a LinkedIn profile. Look into search engine optimization so that your website will rank higher in internet searches. Your goal is to have people instantly find information about you when they type your name in to a search engine.

Plan on doing some improvements to your new commercial space before you can inhabit it. This might include superficial improvements such as repainting a wall or arranging the furniture more efficiently. However, you might have to remove or relocate some of your walls so that you can get the most out of your space. Negotiate these changes ahead of time with the landlord. He may be willing to share these costs needed in order for you to move in.

You should advertise your commercial property as being for sale to people locally and those who are not local. Many people make the mistake of assuming that only local buyers will be interested in buying their property. In fact, the interest level can expand far beyond the local scene as private investors expand their interest. These investors are searching for affordable property and may be interested in yours.

TIP! Speak to a tax adviser prior to buying a property. A tax adviser will be able to tell you how much the buildings are going to cost you and how much of your income is going to be taxable.

Commercial real estate investors should remain conscious of the possibility of drastic inflation over the next few years. One thing past leases had were clauses in them which based on Consumer Price Index protected the signers from inflation because there were adjustments in them. Unfortunately, this practice no longer is in practice, putting you at risk.

Dual Agency

When hiring a real estate agent, read the disclosures completely before signing a contract with a realtor. Remember that dual agency is also an option. Dual agency is when a real estate agency is responsible for the representation of both parties involved in a transaction. This means that the agent is representing the interests of the lessor and lessee simultaneously. If this is the case, and the agent is a dual agent, this should be known to both parties and agreed to by both parties.

TIP! A large commercial property may be a better buy than a smaller one. A building including five units is no more difficult to administrate than one with fifty.

These commercial real estate basics should help you make wise investments. You should remember to stay on your toes when it comes to commercial real estate. You should be able to recognize some golden opportunities that others don?t spot, and make some profitable

Combatarts: What is MMA

Combatarts: What is MMA

What is MMA

MIXED MARTIAL ARTS & GRAPPLING Three of the most popular Combat Sports throughout GB are Sombo, MMA and Brazilian Jiu Jitsu BJJ yet out of the three there is only one of them that has a governing body, that is recognised by UKSport and has an International Body recognised by Sport Accord and that is the British Sombo Federation. This I believe will changing in the very near future as the very well respected F.I.L.A has included the two on their list of Wrestling Sports and they call it Amateur MMA and Grappling. F.I.L.A have been responsible for Free Style and Greco Roman since the Olympics began so they are the obvious choice for running these sports. It is important that we put some legitimisation into MMA as there are so many unqualified, inexperience clubs teaching these Combat Skills. I recently heard of a karate Club who numbers had been dwindling changing there name to an MMA club and their membership quadrupled, when they were questioned they said they had mixed several Karate Styles together hence MMA Mixed Martial Arts. Although those in the know realise that is not what MMA is, but the Public do not know. I have strong doubts that you would be able to register MMA Mixed Martial Arts as a ?Service Mark? because of the nature of the name Mixed Martial Arts can mean anything it is not specific. Maybe MMA could have been registered but now because it has been widely used I doubt it. When I registered ?CombatSombo? a Grappling Self Defence System in 1988 as a service mark no one had used a combination on the name in any other form, since then the International body has come with a very successful Full Contact Jacket Strike and Grapple called Combat Sambo. In Some countries many use the same words for a self-defence system. The main advantage of registering COMBATSOMBO is I have total control of the name in this country and only Grades certificates with my signature or my authorisation can justify you saying you do COMBATSOMBO. Sadly at the time I did not get it registered World Wide but because everyone knows that CombatSombo is my style that they can still check to see if the Coach is registered with me. A Couple of years ago I was invited along with others to a meeting with the British Wrestling Association at the Wrestling Academy in Salford to discuss MMA and they came up with two very useful and unique names. For MMA Grappling and Submission Wrestling with or with out Jackets they would use the name FILA Grappling for MMA strike and grapple they would use the words FILA Combat. These two name are easily defined and can be easily regulated, I believe this is the way forward, I for one have no objections affiliating to the BWA in fact our Warriors Grappling Academy is a member Those who enjoy true MMA need to break away from the name because the name is slowing become ridiculed Amateur Mixed Martial Arts (MMA) is a full contact combat sport that incorporates striking (both standing and on the ground) and wrestling/grappling techniques. As governed by FILA, it is practiced within a safe and regulated environment, which relies on a fair and objective scoring system and competition procedures similar to those in force in Olympic wrestling. Despite its tremendous popularity, MMA is facing various legitimacy issues due to the lack of sanctioning by the national sports authorities and the lack of universal rules that would protect the athletes' physical and psychological integrity. FILA considers that?the implementation of an amateur variant that could guarantee a safe training environment and a competition systems complying with the Olympic standards has become an urgent necessity for all athletes wishing to engage in a professional career. Through the mandatory use of protection gear and limited impact rules (especially regarding ground and pound), FILA intends to offer a safe and educational sport that can satisfy athletes with both recreational or professional goals.?
With its combination of stand up and ground techniques, amateur MMA represents a great form of self-defense, which is particularly recommended for the training of police, security, and military forces. Amateur MMA is practiced with board shorts and an optional rashguard along with approved protection gear that includes head gear, shin protectors, and gloves that allow grabbing and holding the opponent for a comfortable application of grappling techniques.
Amateur MMA counts 7 weight categories for men and 5 weight categories for women. No absolute category is considered in order to avoid potentially harmful situations. ?
??????? Men: 60-65-70-75-80-90-110kg? ??????? Women: 50-55-60-65-75kg ? Licence and insurance: The FILA licence is mandatory for all international amateur MMA competitions with more than two participating countries. Every international competition shall be anounced to FILA and added to its official calendar. The FILA insurance will only apply to competitions which appear in its calendar. The FILA licence allows its holder to take part in all wrestling styles ruled by FILA. Grappling is a non-striking hybrid sport formed of wrestling, jiu jitsu, sambo, and many other submission fighting styles which consists in applying submission holds and choking techniques in order to make the opponent abandon the fight. Grappling plays an important role in the practice of Mixed Martial Arts (MMA) and is considered an effective form of self-defense.
When including grappling into its field of activities, FILA had the vision to unite the grappling community under standard international rules and offer a generic discipline that would go beyond the specificities of each submission fighting discipline. Straight forward and easy to understand rules were thus created to facilitate the participation of athletes coming from different fighting backgrounds in international competitions.
The FILA grappling regulations are based on a progressive point system that encourages submissions over technical points. Points are awarded for takedowns and dominant control positions according to the following progression: side mount > full mount > back mount. Once having reached a position and secured it for 3 seconds, additional points can only be scored if a higher position is achieved. The progression is reset if the opponent manages to bring the fight back to neutral (be it standing or on the ground) or to score a dominant control position in his/her turn.

Since submission fighting is traditionally practiced with and without kimono (Gi), FILA has decided to implement both trends in order to cover the full spectrum of techniques associated to each particular style. If some athletes prefer one style over the other, most of them enjoy practicing and competing in both. Therefore, the FILA tournaments generally take place in Gi and No-Gi divisions to enable all submission fighters to compete to their highest ability no matter what their fighting background might be.
In order to unify the rules and participation in Grappling, Pankration, and Combat Grappling competitions, FILA has adopted common weight categories for all three styles. The lighter categories have a smaller increase in weight due to the the bigger effect weight differences have on lighter athletes' performances. An absolute category open to competitors of all weight classes has also been added to allow heavier athletes to compete and to demonstrate that grappling techniques can sometimes overcome weight and strength, creating an exciting and spectator-friendly addition to the sport.
??????? Men: 60-65-70-75-80-90-110kg and Absolute? ??????? Women: 50-55-60-65-75kg and Absolute Licence and insurance: The FILA licence is mandatory for all international grappling competitions with more than two participating countries. Every international competition shall be anounced to FILA and added to its official calendar. The FILA insurance will only apply to competitions which appear in its calendar. The FILA licence allows its holder to take part in all wrestling styles ruled by FILA.

How Website Design Affects Conversion Rates | Web Host Industry ...

An important strategy for growing your business? sales is to get new customers ? this is what marketing and promotion are all about and for many businesses this revolves around their websites. However, many business owners make the mistake of focusing on the amount of traffic and the number of visitors they get. While these are important metrics, they don?t mean anything if that traffic isn?t converting into sales.

In a previous post, we?ve gone over some important points for boosting your website usability, which goes hand in hand with conversion. Things such as making your support and contact information front and center, and keeping your forms as simple and clean as possible are all important ways to help turn that visitor into a customer. We?ve also discussed how having an out of date website can affect your business.

Let?s look a little more closely now at how web design specifically. The look, feel and general user experience on a website are also crucial to conversion. This all comes down to the talents of your web design team ? there is no underestimating the power of a professionally designed website!

While websites are all visually unique when it comes to design and layout, there are general recommendations that apply to any site and can help your business boost conversion rates:

Highlight Important Content

Good web design focuses on putting your most crucial information front and center. Eye Tracking Research?conducted by Jakob Nielsen, reveals that users? attention is focused at the top of web pages. This means that you must have your important information above the fold, where 80.3% of users spend their viewing time.

Fast Read Information

When a visitor lands on your site, they want to quickly find the information they are looking for. They will continue scrolling down your web pages if what is initially communicated above the fold makes them believe that it is worth their time to continue reading. It is also important that your web content is easy to read and scannable to encourage them to dig deeper, one of our top 10 tips for getting web usability right. Break up your content and use white space to your advantage.

Good web design also highlights your offerings and showcases the features and benefits of your product or service. Visitors are presented the information they need to make a purchase decision in an enticing and visually appealing way. They don?t need to dig around for the details they need.

Strong Calls to Action

Good web design uses calls to action throughout website pages to encourage visitors to take a desired action. Don?t assume that visitors will do what you want them to. Make the desired action explicit. The visitor should always have a doorway to move forward.

Consistent Look and Feel

One of the most important indicators of good web design is a consistent look to a website, no matter what page or what section a visitor is on. Stick to your color scheme and use similar types of images and graphics. Keep things looking clean and polished ? don?t distract a visitor from your offering with a website design that is visually unappealing or so busy that a user doesn?t know where to go next or what action they should take.

First impressions and user experience on a website are crucial to conversion rates. Ensure your website design works to support your sales and business goals.

Reasons Why You Should See a Gynae Today

Doctors have defined obstetrics and gynaecology as the surgical medical specialties related to the female reproductive organs in the pregnant and non pregnant state. These problems generally start showing after the age of 18; this is the reason why most gynaes advise women to go for regular checkups after they complete 18. Most young women are susceptible to cervical cancer after the age of 18. The only way to know if you have this type of cancer is to be tested for it regularly.

Your gynaecologist is trained to answer any questions you have in regards to obstetrics and gynaecology. It is very essential for you to build a relationship with your gynae over the years so he understands your health and what matters to you.

You will come across plenty of gynaecologists in your city; but, not all of them are good, nor is it advisable to trust all of them. It is your health in question, so compromising on the quality of the gynea you choose is not at all a wise thing to do. With so many options to choose from, finding a good gynaecologist may seem difficult a difficult task. By following the few simple tips you will be able to find a good gynae for your needs:

Trust and comfort- These are two points that you should keep in mind. Pick a gynaecologist that you share a good comfort level with. This is your health in question; you need to ensure that the doctor you choose is someone you are comfortable with.

Create a list of gynaecologists in your area- You can begin your search by simply asking your mother or female friends if they know of any good gynaecologists that they can refer to you. You may have friends who are doctors. They will be able to recommend some good doctors to you.

Make use of the internet- Plenty of gynaecologists use the internet to advertise their services. Look up their web pages. With just a simple click of the mouse you are exposed to a number of doctors from which you can take your pick.

Distance- Do not opt for a gynae who is very far from your home. When you are pregnant and go into labor at odd hours, then commuting will be a problem. In case of an emergency the doctor may not be able to reach you on time.

Seeing a gynaecologist could benefit you in a number of ways. Some of the reasons why you need to see one are:

? Explain to you what is normal for you so you can notice any problem changes, like signs of a vaginal infection.

? Allow the doctor to find problems early so they can be treated or kept from getting worse.

? Help you understand your body and how to care for it.

? Teach you how to protect yourself if you have sex.

? Explain to you what exactly a normal vagina discharge should look like and the signs you should look out for to tell if you are sick.

Wall-Ye robot does grunt work at vineyards

58 min.

Winemaking is the latest industry to be hit by robot?fever: French inventors have created a robot that rolls among the grapevines, checking and perhaps pruning as it goes.

A wine grower in France complained three years ago to?Christophe Millot that they were always short on staff. Millot designed the Wall-Ye robot, which is indeed named after Pixar's trash-collecting WALL-E, and the pair have been working together on it ever since.

Wall-Ye moves around on treads and is equipped with a number of cameras for navigation and inspection of vines.?It navigates by GPS, but also recognizes each plant individually and can carry out?special instructions or follow up on previous work.

There are plans to make it able to prune vines and eventually pick grapes, but for now it is limited to less complicated tasks. But checking for bugs, disease, temperature variations and soil problems are important parts of running a vineyard ? and they can be tedious.

Another winemaker, Claire Gazeau-Montrasi, explains in the AFP video above?that she would welcome a robot that took care of the most boring jobs. Like a Roomba or similar household robot, it can do its job slowly but surely, working around its owner's schedule.

At ?25,000, or around $32,000, Wall-Ye isn't cheap, though there are larger and more expensive systems that are capable of more. Automation of agriculture hasn't made it to vineyards quite yet because of the delicate nature of the task, but that may soon change, with?robots like Wall-Ye leading the charge.

Court of Appeals for the Federal Circuit tells Judge Koh to revisit Galaxy Tab 10.1 injunction

One of the hallmarks of the US judicial system is its seemingly inexhaustible system of appeals -- a system for which Samsung is likely most grateful at the moment. Its earlier entreaty to Judge Lucy Koh to have the Galaxy Tab 10.1 preliminary injunction lifted may have been denied, but the Court of Appeals for the Federal Circuit is giving the Korean company another bite at the Apple. That court has granted Samsung's request to have the injunction issue remanded so that the trial court can re-consider Samsung's motion to dissolve it. The ruling enables Samsung to argue that the injunction should be lifted because the jury failed to find infringement of the tablet design patent upon which the injunction is based. Will Judge Koh lift the ban? Perhaps, but we're pretty sure that the crowd from Cupertino will be doing plenty to prevent that from happening. Stay tuned.

The Importance of Physical Therapy Supplies ~ The Suburban Jungle

Have you ever been in a serious accident or suffered a major neuromuscular injury? Hopefully you haven't, but the odds are good that someone in your life (including yourself) will be injured at some point.

When that happens, it's so important to seek quality care from a licensed?physician?and physical therapist. A physical therapist will help you with appropriate exercises and?rehabilitation. They will use Physical Therapy Supplies and their knowledge of human anatomy to get you back in top form.

They work with your doctor to create a plan to get you back to your old self - or maybe a better (more mobile) version of your prior self.

If you know someone that has been injured, offer to help them find an appropriate health care provider. Offer to help with daily chores or getting to appointments. Having your help will better allow them to heal, and they'll be more apt to help you if you end up needing assistance.

Most of all, take care of your joints and muscles now. Get plenty of regular exercise, and don't push things too far too fast. Eat high quality meals, get plenty of fresh air and sunlight, and stay active with your family and friends. An ounce of prevention is really worth a pound of cure.

Five Insights From IFW's "Transmedia is for the People" Panel

Panel moderator Liz Rosenthal, of digital media group Power to the Pixel, opened Independent Film Week's "Transmedia is for the People" discussion by lamenting declines in the time and money that audiences have to devote to media, even as the quantity and variety of content and channels grow. Today's viewers, she said, are fragmented across platforms, where they expect to follow the stories they consume and have those stories follow them. Audiences have also evolved from passive absorbers to active collaborators who anticipate personalized experiences from their entertainment. Seeking to bridge the gap between an errant viewership and filmmakers stuck in traditional creative models, Rosenthal turned the conversation over to a three-man panel. The hour-long chat between Adnann Wasey, digital director of of POV docs; Eric Brown of production company Kornhaber Brown; and Steve Coulson, creative director at Campfire, highlighted a number of key ideas about building and keeping audience allegiance.?READ MORE

Sundance Institute Pushes Preservation at Independent Film Week in New York

The Sundance Collection at UCLA is designed to house and protect work made by Sundance Institute alumni over the last 30-plus years. But since DuArt in New York City stopped processing and storing film materials at its lab two years ago in its transition to digital, Sundance is pushing its filmmakers to move their films and donate them to the UCLA archive for free preservation. Given that a pair of films from the collection is chosen to screen at the festival each year, even recent Sundance films placed in UCLA?s care could end up back at the festival as special presentations decades from now -- as long as they?re taken care of. Documentary Filmmakers Argue the Nature of Truth at Independent Film Week Panel -- And Further Muddy the Waters

The Thursday afternoon Independent Film Week panel ?What Is Real?? sought to delve into the ethics of documentary filmmakers applying fictional techniques to their films. What it ended up doing was nearly erasing the distinctions between cinematic fiction and nonfiction entirely. A&E IndieFIlms VP Molly Thompson moderated the discussion with panelists Caveh Zahedi (?The Sheik and I?), Grace Lee (?Janeane From Des Moines?) and Jay Bulger (?Beware of Mr. Baker?) in the Bruno Walter Auditorium at Lincoln Center?s New York Public Library for the Performing Arts. Discussing the methods used in the directors? films, the terms used to define them and the reactions from confused audiences eventually led to a more heated debate about whether there are real differences left between documentary and journalism, and between narrative films and nonfiction ones. 7 Tips For Navigating Conflicts in Documentary Filmmaking From Independent Film Week 2012

The "Filmmaking in Conflict" panel discussion held Thursday incited an engaging conversation about the trials of documentary filmmaking in the modern age. From conflicts with subjects to dealing with lawsuits, the discussion's panelists provided insight into the process of getting a documentary made and navigating the roadblocks along the way. The talk was led by Heather Croall, the festival director of Sheffield Doc/Fest, and the three panelists were Joe Berlinger ("Paradise Lost"), Doug Block ("The Kids Grow Up") and Alison Klayman ("Ai Weiwei: Never Sorry"). In an attempt to make the most of the 60-minute time frame, Croall broke down the conflicts into seven categories: Subject, Team, Government, Corporations, Family, Other Filmmakers and Funders. Of course, any filmmaker could attest to the fact that there are countless complexities and unforeseen conflicts involved in the process of making a film, and that there are no simple solutions. Block aptly pointed out that he and each of his co-panelists would be better fit to describe their filmmaking conflicts if each was allotted a five-hour window.?By the end of the hour, and after dozens of conflicts had been dissected, one audience member posed the question: "How do you keep going?" Daniel Minahan and Rose Troche Talk Going From Filmmaking to TV Directing: "It's More Like the Model of Theater"

Chicago-born filmmaker Rose Troche got her start in directing with her debut feature "Go Fish," a lesbian romance that was a '90s indie milestone. After "Bedrooms and Hallways" and "The Safety of Objects," she felt a desire "to keep on working on things that didn't take three years," and began delving into directing hour-long television episodes of shows like "Six Feet Under" and "The L Word," for which she also wrote. Daniel Minahan ended up writing "I Shot Andy Warhol" with?Mary Harron after the two found there wasn't enough footage of?Valerie Solanas to make the BBC documentary they originally planned to put together. After writing and directing his own feature debut "Series 7: The Contenders," a battle-to-the-death-style skewering of reality TV, Minahan was brought on to helm episodes of "Six Feet Under" himself by show creator Alan Ball, and has since directed installments of everything from "Deadwood," "True Blood" and "Game of Thrones" to?"Grey's Anatomy." Troche and Minahan, joined by the New York Television Festival's Terence Gray, headlined a panel at?IFP's Independent Film Week to discuss going from filmmaking to episodic directing, how the two worlds differ and the nature of small-screen collaboration. Cable, IPTV providers reportedly testing cloud-based HD gaming for launch next year

Cable, IPTV providers reportedly testing cloudbased HD gaming for launch next year

The next generation of consoles from Sony and Microsoft haven't even been announced yet but their best competition may be from your cable TV / internet provider, according to a report from Bloomberg. The only-too-eager-to-talk people familiar with the matter named AT&T U-Verse, Verizon FiOS and Time Warner Cable as services preparing tests before the end of the year with general availability planned for 2013. Comcast and Cox were also name dropped as potential candidates to bring console-quality HD games directly to customers, based on tech from startups like Playcast, CiiNOW and Agawi. Of course, while we've seen this sort of setup before (as seen above, check out an awesomely 90s Sega Channel ad after the break) and recently from OnLive and Gaikai, cloud gaming has yet to catch on in a major way. Whether this potential approach is all smoke or will actually turn into reality has yet to be seen, but after TV Everywhere we wouldn't be surprised to see providers toss in gaming as another incentive for subscribers not to cut the cord.

6pm Update: Early Morning Fire Destroys Brazos County Home, Displaces Family

Early Morning Fire Destroys Brazos County Home, Displaces Family

*Tuesday Afternoon Update*

A Brazos County family loses everything in a fast moving house fire Tuesday morning.

News 3 has exclusive footage from the scene and discovered why a family of four feels grateful they were staying with family when it happened.

"It just went so fast everything was gone," said Tranika Montgomery of Brazos County.

Montgomery has nothing left to show for the place she's called home the last two months and the family car was destroyed too.

A fire broke out around 1:30 Tuesday morning in the 8700 block of Mark Street in Brazos County.

More than15 firefighters battled the blaze.

Montgomery and her three kids were sleeping across the street at her aunt's after a movie night.

"Thank God we just fell asleep over there and went to sleep over there because if not, me and my kids would have been inside the house and only God knows what would have happened," said Tranika Montgomery.

This fire burned so quickly and with such intensity there was nothing left to save.

Dangers lurked on the ground for first responders as three power lines were knocked down. One firefighter escaped injury after stepping on a live wire with his insulated boots.

"We believe from the neighbor's report that it might have started in the kitchen but at this point in time we do not know," said Lt. Dan Williams, with the Brazos County Precinct 4 Volunteer Fire Department.

Her grandmother Mildred Montgomery owned the home for 20 years but lives in College Station.

"I was very glad that they wasn't even in the house and they are ok," said Mildred Montgomery.

Tranika's mom Tammy Johnson lives across the street from the destruction.

"Everybody is just in a state of shock we just, they can't believe it," said Johnson.

"I just thank God me and my babies are safe," said Tranika Montgomery.

In the meantime they are turning to their faith, friends, and family to get through the days ahead.

We're told the house was not insured.

The Red Cross is providing assistance to the family who tell us they plan to stay with relatives for the time being.

Firefighters say the fire appears to be accidental but a cause is not known.

No injuries were reported.

4:31 A.M. Update*

An early morning fire destroys a home on Mark Street near the O.D. Butler Animal Science Complex on Highway 60 in Brazos County.

A mother and her three kids were not at home when the fire started.

They were sleeping across the street at a relative's.

The house collapsed and a car was also destroyed as more than a dozen firefighters responded.

There were several downed power lines as well and one firefighter accidentally stepped on a live wire but was ok wearing his insulated boots.

The grandmother who owned the home tells News 3 it wasn't insured but is grateful her family is ok.

"Yeah I was very glad that they wasn't even in the house and they are ok," said Mildred Montgomery, the homeowner.

"We believe from the neighbor's report that it might have started in the kitchen but at this point in time we do not know," said Lt. Dan Williams with the Brazos County Precinct 4 Volunteer Fire Department.

No injuries were reported.

We're following this story all morning and will have the latest on air and online at KBTX.com.

Obama launches new tax offensive against Romney

CHICAGO (AP) ? President Barack Obama's campaign is launching a new offensive Monday against Republican Mitt Romney, blasting the GOP nominee for criticizing Americans who don't pay income taxes without having "come clean" about his own.

The campaign started the new push with a television advertisement, its first spot using Romney's comments that 47 percent of voters pay no income tax, and believe they are victims and entitled to government assistance. The ad was to begin airing in Ohio ? a crucial swing state where Romney was campaigning this week ? but was also expected to be part of the campaign's final push elsewhere between now and Election Day.

"Maybe instead of attacking others on taxes, he should come clean on his," the ad's narrator says of Romney.

The 30-second spot signaled that Obama would keep making Romney's taxes a campaign issue. The Republican hopeful has released only two years of tax information about his personal fortune and finances.

Six weeks out from the election, Obama holds a slim lead over Romney in most battleground states. The Republican is seeking to right his campaign following a rough stretch that included the release of his secretly recorded remarks about the 47 percent and criticism that he's not campaigning hard enough for the White House.

Romney acknowledged Sunday that he was trailing the president in several key states. But he promised to spend less time courting donors and more time with voters.

"I know that in the coming six weeks they're very unlikely to stay where they are today," Romney said of the polls.

The Republican was scheduled to campaign Monday in Colorado, where aides added a rally in an attempt to deflect the criticism from within his own party. Romney was also to join running mate Paul Ryan in Ohio on Tuesday for a bus tour.

Romney senior adviser Ed Gillespie said the GOP ticket would give voters more specific details on their economic plans in the campaign's closing weeks.

"Voters will get to know more not only about the specifics of the Romney plan, but how it will benefit them," he said. "A real recovery will improve the quality of life for working Americans, and lift millions out of poverty by making jobs available again."

Obama will spend Monday and Tuesday tending to official duties at the United Nations. But his condensed schedule at the annual gathering of world leaders underscored that his focus is largely on the campaign.

Voters in more than two dozen states are already casting ballots in early voting for the presidential election, meaning everything the candidates do now could influence votes already being cast.

Obama's campaign sees Romney's remarks about 47 percent of Americans as an opportunity to solidify its lead, building on the campaign's efforts over the summer to paint the Republican as a multi-millionaire elitist who is out of touch with middle class Americans. The campaign's new 30-second ad opens with a video of Romney telling donors at a private fundraiser about the 47 percent of Americans he believes will vote for Obama no matter what.

"My job is not to worry about those people," Romney says in the video, which was taped without his knowledge.

A narrator in the Obama ad responds: "Isn't it the president's job to worry about everyone?"

Romney said he was talking to donors about campaign strategy and making the point that about 47 percent of voters won't cast their ballots for him. He has insisted following the video's release that as president, he would work for all Americans.

The Obama ad also references details about Romney's personal tax returns, including his disclosure that he and wife Ann Romney paid an effective tax rate in 2011 of 14.1 percent. That rate is lower than millions of middle-income Americans, but actually more than Romney had to pay.

The tax documents released Friday show Romney, one of the wealthiest candidates ever to seek the presidency, paid nearly $2 million in federal taxes on $13.7 million in income. Romney's income was from investment returns, which are taxed at a lower rate than income that comes mostly from wages.

Republicans argued that it was time for Democrats to stop focusing on Romney's taxes now that he has released his 2011 returns.

Romney released his 2010 returns in January, but he continues to decline to disclose returns from previous years ? including those while he worked at Bain Capital, the private equity firm he co-founded. The Obama campaign and other Democrats note that Romney's father, George Romney, released a dozen years of returns when he ran for president.

The Republican nominee has made clear that he's looking to next month's three presidential debates to help him get on track. The first debate is on Oct. 3.

Romney told reporters Sunday that Obama has been "trying to fool people into thinking that I think things I don't. And that ends I think during the debates."

And he blamed his recent struggles, in part, on what he described as a series of factually inaccurate attacks from Obama.

"He keeps on running these things even though he knows they are wrong," Romney said. "Whether it's on the auto industry, whether it's on taxes, whether it's on social issues, what he's saying about my positions is simply not true."

Presidential Candidates Outline Positions | Business content from ...

President Barack Obama and Republican nominee Mitt Romney recently spelled out their positions on agriculture issues for the American Farm Bureau Federation. In a questionnaire, both candidates went into detail about their positions on energy, environmental regulations, farm labor and more.

Every four years, the American Farm Bureau Federation asks the Democratic and Republican presidential nominees to address the issues that concern farmers and ranchers most. This election, energy issues and farm policy are the driving forces in the candidate?s responses.

?Our rural communities, farmers and ranchers can increase our energy independence and boost the transition to a clean energy economy,? Obama responded. ?Last year, rural America produced enough renewable fuels like ethanol and biodiesel to meet roughly 8% of our needs, helping us increase our energy independence to its highest level in 20 years?and the new Renewable Fuels Standard helped boost biodiesel production to nearly 1 billion gallons in 2011, supporting 39,000 jobs.?

Romney, too, supports the RFS and other agriculture-derived energies.

?I have a vision for an America that is an energy superpower, rapidly increasing our own production and partnering with our allies, Canada and Mexico, to achieve energy independence on this continent by 2020,? Romney said. ?The increased production of biofuels plays an important part in my plan to achieve energy independence. In order to support increased market penetration and competition among energy sources, I am in favor of maintaining the Renewable Fuels Standard.?

On farm policy, Obama said he understands the need for a strong farm safety net. ?That?s why I increased the availability of crop insurance and emergency disaster assistance to help over 590,000 farmers and ranchers keep their farms in business after natural disasters and crop loss,? he said. ?My administration expanded farm credit to help more than 100,000 farmers struggling during the financial crisis?and as farmers continue to go through hard times because of this drought, we are expanding access to low-interest loans, encouraging insurance companies to extend payment deadlines and opening new lands for livestock farmers to graze their herds.?

Romney said he supports passage of a strong farm bill ?that provides the appropriate risk management tools that will work for farmers and ranchers throughout the country.? He also pointed out that his running mate, Rep. Paul Ryan (R-Wis.), voted for drought relief?a bill which the Senate never took up.

When asked why farmers should vote for them, Obama said he is committed to strengthening rural America through growing products that the world wants to buy and restoring middle class values of hard work and play. He further said, ?I am the only candidate that is committed to strengthening the farm safety net, strengthening rural economic growth and supporting rural investments in clean energy.?

Romney said if he were elected, he would give farmers relief from hefty environmental regulations, as well as ?a commonsense energy policy that develops our resources right here at home; a renewed focus on opening new markets; and a pro-growth tax policy that encourages investment and recognizes that death should not be a taxable event.?
